We personally defy anybody who does not operate in the property trade to say they ‘enjoy’ the process leading up to a residential house move.
This day and age, it can be laden with legal complexity, inordinate delays, emotion and of course physical demand.
Our approach to a house move we had to manage last year for deceased family was, therefore, incredibly methodical.
We listed out in advance around 100 (yes, that is one hundred) tasks that needed to be completed to enable the purchase to go ahead.
This we did 3 months before the date set for transfer and, boy, are we pleased we did.
We were a seller in this case and had no onward purchase.
But that alone was stressful enough.
Slowly, we ploughed our way through our list of requirements and legal ‘conditions’ to sale.
All the while dealing with considerable periodical pressure being exerted by the agents and buyer’s lawyers.
We say 'periodical' becauss these agents and lawyers went quiet for long periods, only to resurface whenever the buyer rattled their chains into justifying their fee or they had quarterly commission or fee targets they wanted to meet!
Our advice to anybody involved in a house move nowadays is, in a nutshell, as follows.
Be constantly ready to expect the unexpected, don’t assume your lawyers will spot all potential pitfalls (so do some investigations of your own), pace the physical tasks out adequately and expect to do your own cleaning up after the 'professional' cleaners’, as 'professional' or not, they never take as much care in someone else’s home as they would were it their own.
In spite of our doing all of this, on the day we completed the sale of the property, we were utterly exhausted.
Not least because we had to assist the supposed 'full service' removal specialists to pack their own wagon to ensure completion was on time!
And the whole process for us took over 6 highly emotional months in total.
But we proudly left a beautiful, clean and tidy new home with wonderful memories for us to a new set of owners setting out on the next stage of their own life adventure.
This was the most satisfying aspect of the entire experience and made the massive effort it took worthwhile in the end.
